Tokyo real-estate agency for foreigners
January 4th, 2012The rental system of many conventional real estate companies is not very foreigner friendly. And so, one has to be very careful about that. But “we find the best in Tokyo living for you” is the logo of KEN CORPORATION LTD. Apartments are usually rented for a minimum of two years, which conflicts with the fact that many foreigners stay in Japan for less than two years.

Furthermore, most landlords are naturally reluctant to rent their apartments to foreigners who are not able to communicate in Japanese. Some of them will even categorically refuse their service to non permanent residents out of fear of frictions. But here at Ken Corporation ltd., they provide foreigners with the best residential living spaces all across the metropolitan Tokyo region. Commitment to quality, service and trust for over 40 years has earned us an unrivalled reputation as the leading real estate brokerage for expats in Japan.
It is important to understand the needs and challenges for expats living in Japan. With our focus on providing superior quality residences in the metro Tokyo-Yokohama area, we have built lasting relationships with our clients, as well as with property owners. For expats in Japan, KEN provides premium quality residences with first-class service you can trust. They follow a simple procedure.
Inquiry: KEN has properties in Tokyo and Yokohama at all times, catering to the expatriate’s needs. If you know what u need then they have it. And even if u don’t, then no need to panic they will help you out to know what would suit you the best!
Viewing: The majority of the properties have a no shoes rule. It is highly recommended to wear shoes that are easy to take off and to wear comfortable clothes. The agent will make all the arrangements for viewings. Please do not hesitate to ask your agent; they are there to answer.
Application: Once you have found something you like, inform your agent. You will need to put in an application form to inform the owner that you would like to rent the property. The application is not an official contract but more like a letter of intent. Your agent will put every effort into fulfilling your requests but during the process of negotiating, may offer other options or compromises.
Signing the lease: Once you have reached an agreement with the owner, you will need to review the draft of the lease agreement and will be sent a detailed statement of the expenses. Please have all necessary documents ready to submit at the time the lease agreement is signed. Once the lease agreement has been signed, please process the necessary payments and apply for house insurance.
Moving in: The moving in date is stipulated on the lease and should be confirmed before the lease agreement is finalized. Some apartments have strict regulations for moving companies and schedules.
